- Near dense morning/daytime driving populations, including hospitals, schools, and colleges
Site Criteria (Developed or Non-Developed)
- Stand alone drive-thru (double preferred) or end cap with drive-thru
- Strong visibility from traffic vantage point
- Easy access and egress access
- Strong tenant base in vicinity preferred
- Negotiable – Recommended 10 year base term with two 5-year options and escalation clause built in
Site Work (Landlord) – New Building Construction (iVibe Coffee) – Tenant Improvements (Both)
- Utilities to pad site – Electric – 300 amp, Sewer – 3″ – 4″ line, Water – ¾” domestic
- Building Pad per iVibe Foundation Requirements – Available Upon Request
- New building dimensions – subject to availability and jurisdiction
